      The Preston Hollow property with mansion, two-story guesthouse, helicopter pad and ‘recreation complex’ was asking $135 million in 2013.

      A 25-acre estate in Dallas with a 27,000-square-foot home is listing for $100 million, down from $135 million in 2013, said listing agent Allie Beth Allman.

      Located in the neighborhood of Preston Hollow, the property was previously primarily shopped privately to buyers, rather than publicly through the multiple-listing service. This is the first time the estate is being publicly listed, said Ms. Allman of Allie Beth Allman & Associates. According to former listing agent Doug Newby, the price was reduced from $135 million to $98 million in 2013.

      The property includes the four-story Italian-style home with seven bedrooms, nine full bathrooms, four half-baths and separate staff wing. The compound contains a two-story guesthouse, caretaker’s home and a helicopter pad. There is also a 4,836-square-foot “recreation complex” with an 18-seat movie theater, wet bar, entertainment area and a nearby 25-by-35-foot pool with two dedicated septic systems.

      Investor and businessman Tom Hicks and his wife, Cinda, bought the property in 1997, said Ms. Allman, who sold it to the couple. The couple then expanded and upgraded the main home during a 33-month renovation starting in 2000.

      Ms. Allman said the owner has invested more into the property than the current asking price. She added that they established the listing price by comparing the property to the next-most expensive homes in Dallas.

      Mr. Hicks said he is selling the property after raising six children at the home, and they are now spending more time at a home in the La Jolla area of San Diego, Calif. Mr. Hicks, 69, has had ownership stakes in several sports franchises, including the Texas Rangers baseball team, in which he sold his controlling interest in 2010.

      This is the most expensive public listing in Dallas by far, according to Realtor.com listings. The next most expensive publicly listed home in the area is a roughly 15,300-square-foot home designed by Robert A.M. Stern that is listed for $33.5 million.

      The truth is that Hicks has financial problems, he lost LFC and Texas Rangers because he couldn't meet his liabilities.

      Him putting his house for sale at $135mln is like when he wanted to get £1bln for LFC - never going to happen.

      His house is probably worth about $30mln.

      I hope he can't sell it and is the victim of another "epic swindle".
